Borrower had poured all his money into a building and had two solid leases but had run out of funds. The combination of credit and no cash flow proved too much for the local banks. So we were able to get him private money through our private money fund- he received the money to finish AND escrow the first 6 months payments so he did not have to sweat making payments before the tenants moved in.
